Eight Simple Steps To Your Next Home

The first step is getting to know each other! We want to hear all about why you are making a move, when you’d like to be in your new home, and what you are looking for in your new neighborhood. Whether you are relocating from another part of the Valley or across the country, we’ve got the tools and resources to help make the transition seamless. We’ll walk through our team approach to finding your next home as well as the steps we’ll take to make your dream a reality at your buyer consultation. We’d love for you to come to our office so that we can show you around and introduce you to the people on YOUR team and have the technology to do video & remote conferencing if you are not local.

Finding out what you qualify for and how much you actually want to pay a month for your new home may be two very different things. We’ll help you look at options that maximize your buying power including down payment assistance, competitive loan rates, special programs for first responders and teachers, recasting for selling and buying, home equity conversion mortgages for senior citizens and more depending on your situation. You’ll want to be prepared to collect pay stubs, W2’s, and tax returns for your lender who will be able to provide you with an accurate picture of your home buying power. Start the process with one of our trusted lenders today! 

Once we’ve identified your ideal home, we’ll put together a custom listing search which will ensure that you are notified FIRST when a home hits the market matching your needs. While you are watching and waiting for the perfect home to hit the market, we’re scouring properties that haven’t yet hit the market, researching new communities for land or construction opportunities, and calling the most desirable neighborhoods and seeing if we can find you your next home. When you see something you love, use the tools we provide you with to alert us to your find so that we can schedule a time to take a look! 

Here’s where things get really fun! We’ll start putting together lists of the homes you love the most, popping into open houses, and visiting model homes together. We’ll narrow down what you need and want in a new home and community and give you suggestions to start exploring the areas as we pick out our favorites. We’ll answer your questions along the way about remodel projects, get you estimates for making changes to homes that we see, and compare options for purchasing new vs. resale, a condo vs. a townhouse, and more!

Congratulations - all of your hard work and preparation has paid off! It can be a little scary when you find the ONE but so very exciting too! We’ll look at your preferred close date, any help that you need with closing costs or inspections, share valuable market information with you, and work with your lender to ensure you put your best foot forward with an offer. Once the offer has been submitted, it will either get accepted, rejected or countered and we’ll walk you through each of those scenarios while negotiating the best deal possible.

Once the seller has accepted our offer we’ll get into the nitty-gritty of taking you from UNDER CONTRACT to HOMEOWNER. We’ll help you with scheduling your home inspections and helping to negotiate any requested repairs, getting the appraisal scheduled to determine a lender approved value for the home, and getting your file submitted to final underwriting where we ensure the I’s are dotted and the T’s are crossed.

We’re so, so close. Once the lender has approved your file and we’ve completed all of our inspections - we’ll do a final walk-through of the home to verify any repairs have been completed and schedule a time to sign our final closing papers. We’ll remind you to get your utilities set up and even have a program to help you transfer all of your bills and magazine subscriptions for free and then we’ll talk KEYS. In Arizona, we can often sign our closing papers before the closing day so that you can focus on any last minute details with movers, appliance deliveries and coordination with your family and helpers on moving day!

Now that you’ve moved in, we are here to help you with recommendations for service providers, area doctors, and restaurants, and we’d love to see what you’ve done with the place after you’ve settled in.
